More than 95% of prospective tenants use the internet to find homes online and a majority of my current tenants pay electronically, which means an agent’s location is of little importance. Routine inspections are carried out throughout the year. This is always done by the principal of Suncoast Property Management. It involves a thorough going over of the property both inside and out. Any maintenance issues are also discussed with the tenant at this time. Once the inspection has been conducted, you will be emailed a copy of the condition report with photographs. Owners are always welcome to attend the inspections. If you wish to attend an inspection with me, simply let me know and I will notify you when the next inspection is due, and arrange a suitable time on or around this date.
Payments are processed at mid-month and at the end of each month. You can choose whether you receive a payment once or twice a month.
Yes. We will pay expenses and repairs, rates and taxes for you. There must of course be sufficient funds in our trust account from your property to cover such expenses.
This is one of the most commonly asked questions and one that I am unable to give a guaranteed answer to. Some properties are rented prior to completion of construction and/or the property is even available, while other may take a little longer.
Rental properties that are well presented and priced in accordance with the market, which I will guide you on, are more likely to have quality tenants. At Suncoast Property Management I will ensure that you obtain the best possible rental return, with the minimal possible vacancy.
